Today, at the Mission Valley offices of Stewart Title, four real estate professionals addressed individual investors who drove from all parts of San Diego County to spend two hours in an informal workshop designed to expose some to new ideas and give others insights that could lead to greater profitability for real estate investors.
Mehran Aram, KOGO's 600AM Radio Mortgage Analyst, shared his understanding of relationships between long-term and short-term interest rates and the sometimes counterintuitive activities. He explained that in addition to his core business of assisting homeowners and investors with their financing needs, he has begun providing brokerage services for one to four dwelling units. He also serves commercial investors whose acquisitions require loans from $1million to $10,000,000 typically.
Jodi Ripp represents Spectrus Real Estate in San Diego County. She amazed the audience with the variety of products that her firm offers those who want to reduce their management headaches while remaining in the real estate market. Spectrus searches out excellent investment properties, including raw land and creates an opportunity for the smaller investor to participate in ownership of assets of the quality and size that would otherwise have been out of the reach of the typical investor.
The Division Manager of Asset Preservation, Inc, Kathy Biewenga, briefly covered the basics of 1031 Tax Deferred Exchanges and went on to remind all that reverse exchanges are often an excellent strategy to avoid being caught without a suitable upleg.
Cathryn Low, a principal at Lee & Associates, succinctly described the benefits of Charitable Remainder Trusts (CRT's) and then used an actual case history of a couple who was unaware of the very low rate of return their apartment property was achieving. Low described the steps the couple took to achieve their goals of traveling in their retirement, rather than having to continue dealing with tenants, toilets trash. |
